Founded in 1979, Association Management, Inc. (AMI) is Houston's oldest and largest company offering a full range of professional management services to a wide variety of communities. AMI's success is based on consistently building outstanding relationships with Boards, homeowners and Contractors. AMI has grown under the same leadership, at the same address with the same phone number for over twenty years. While its size and stability enable AMI to provide the resources and purchasing power of a big company, AMI's MaTeS (Management by Teams of Specialists) concept delivers the personal attention of a small company to each community.

The Community Associations Institute (CAI) acknowledges AMI as an outstanding professional community association management company based on its experience, professionalism, and continuing education. In 1994, CAI recognized AMI as one of the first Accredited Association Management Companies (AAMC) in the nation.

What We Do:

Association Management, Inc. (AMI) manages property owners associations. AMI is engaged by the Board of Directors to provide a complete range of services for the community, including administrative services, financial services, and physical property services.

Administrative Services:

AMI College - Association Taxation

These services include planning, organizing and assisting in the conduct of Board meetings, Committee meetings and Owners meetings; guiding and assisting the Board in the performance of their duties; and maintaining the records of the Association.

Financial Services: AMI assists the Board of Directors in preparing the annual budget. AMI attends to the collection of assessments, payment of bills, preparation and review of monthly financial statements, administration of the payroll, and assisting the Association's auditor.

Physical Property Services: These services include regular property inspections to ensure adherence to architectural standards and to verify contractor performance, bidding and negotiation of ongoing maintenance contracts as well as contracts for major repair, and replacement or enhancement projects.

AMI's 26 years of experience is invaluable in supporting the Board in identifying community challenges and opportunities, and in implementing the Board's decisions in order to build community and to help maintain and enhance property values. AMI also provides consulting services to Boards for special projects.

In addition, AMI offers consulting services to Developers. This includes reviewing proposed governing documents from an operational perspective, creating development guidelines, creating original budgets and cash flow projections, etc.

Many have earned the prestigious PCAM, AMS, and/or CPM designations from the Community Associations Institute (CAI) and the Institute of Real Estate Management (IREM), respectively. AMI is proud to include on its team 7 Professional Community Association Managers (PCAM), 6 Accredited Management Specialists (AMS), and 3 Certified Property Managers (CPM).

Teams: AMI provides a dedicated, professional team of people to attend to the needs of each community. Each team includes an Administrator, a Financial Specialist and a Service Specialist. These teams are focused on providing high-quality, personalized service to individual communities.

Purchasing Power: AMI's innovative approach to insurance, banking and contract services provides significant benefits to each Association.

Insurance: AMI has negotiated master policies that provide broader coverage at significantly lower rates with lower deductibles than the regularly offered policies. These policies are unparalleled in the industry. Additionally, AMI's group benefits program provides medical and 401(k) benefits for community employees who might otherwise not have access to such benefits. These benefits help retain valued personnel.

Banking: AMI has established a unique relationship with a regional bank in which all of the Associations' checking accounts earn significantly higher interest, with no restriction on the access to their funds, while at the same time incurring substantially reduced banking charges. The benefit is that each Association's money is working for it at all times.

Contract Services: AMI has built strong relationships with numerous contractors which allow it to provide high quality, warrantied work at preferred customer rates. All contractors approved by AMI are properly insured and agree to indemnify the Associations.

AMI Seminar - "Dealing With People"

Two AMI managers are on-call 24 hours per day, 7 days per week - including weekends and holidays. This service is provided to assist owners in emergency situations. Backed by plumbers, electricians, restoration specialists, and other contractors, AMI facilitates the appropriate response to emergency situations.
